Property management for Belfast landlords

Belfast is Northern Ireland’s largest private rented market, and its busiest. Demand runs right across the city — from apartments in the centre and Titanic Quarter, through the terraces of south and east Belfast, to family housing in the north and west. For a landlord, that demand comes with a workload: viewings, turnover between tenancies, licensing where the property is an HMO, and a steady stream of day-to-day repairs.

CFP NI takes all of that off you. Rather than managing a tenancy on your behalf for a percentage, we take the tenancy on ourselves. The agreement is signed in our own company name, we commit to an agreed rent for an agreed term, and we pay you directly — whether or not there is someone in the property that month. There is no management fee, no set-up fee and no renewal charge.

We have been managing accommodation for over 25 years and currently have hundreds of properties under management across Northern Ireland. Our Housing Officers handle placements, inspections and repairs, and are contactable weekdays, evenings and weekends. Whether you own a single apartment in BT7 or a block of units across the city, we would be glad to talk.

Why Belfast landlords choose CFP NI

We take the tenancy on in our own company name and commit to a rate and a term. You get a predictable income, a property that is looked after, and nothing to manage.

Guaranteed rent

We sign the tenancy in our company name and commit to an agreed rate for an agreed term, usually a minimum of twelve months, so the rent arrives whether the property is occupied or not.

0% management fee

No management fee, no set-up fee and no renewal charges. The figure we agree at the start is the figure you receive.

Tenants placed and managed

We place the occupants and handle everything with them for the length of the tenancy. You deal with CFP NI, not with individuals.

Repairs arranged

Day-to-day repairs are organised by our team, and we arrange and cover light repairs to the value of £100.

Frequent property visits

Regular inspections of your Belfast property with records kept, so you always know what condition it is in.

24 hour housing team

Our Housing Officers are contactable weekdays, evenings and weekends, so problems are dealt with quickly.

    Belfast landlord questions, answered

Yes. We work right across the city, from BT1 in the centre out through BT4 to BT17, and into Dundonald, Glengormley and Newtownabbey. If you are not sure whether your postcode is covered, get in touch and we will confirm it straight away.

Not at all — managing shared accommodation is something we do routinely. Houses in multiple occupation in Northern Ireland are licensed through the NI HMO Unit, which is hosted by Belfast City Council on behalf of all councils, and we will talk through what your property needs before anything is agreed.

That is the main reason Belfast landlords come to us. Because we hold the tenancy ourselves and commit to a fixed rent for a fixed term, the rent keeps arriving between occupants rather than stopping while the property is re-let.

We sign the tenancy agreement in our own company name, committing to a duration and a rate of pay. You deal with CFP NI throughout, rather than with individual occupants.

Rent is paid directly from us to the landlord or agent of the property, at the agreed rate, for the duration of the agreement.

Nothing. There is no management fee, no set-up fee and no renewal charge. The rent figure we agree at the start is the figure you receive.

We professionally manage all of our stock. Properties are visited frequently, records are kept, and we do not overcrowd properties.

Yes. Day-to-day repairs are arranged by our team, and we arrange and cover light repairs to the value of £100. Anything more significant is reported to you before work goes ahead.

We generally commit to a minimum 12 month tenancy agreement and renew it when it falls due. We are also happy to consider longer terms where possible.

Our occupants range from single individuals to single parents and families, matched to the size of the property. Every placement is made and managed by our team.

A team of experienced Housing Officers, contactable weekdays, evenings and weekends to provide a 24 hour service.
